North Tustin real estate actually had a pretty busy weekend the week after Thanksgiving. Normally the market slows down from Thanksgiving through the end of the year but not last week! Here is a brief synopsis of what happened last week.
Last week in North Tustin 7 new homes were listed for sale. The prices ranged from $699K for a 1780 square foot 4 bedroom 2 bath single family home in East Tustin to a 6000 square foot Cowan Heights estate on over an acre with 6 bedrooms, 5 bathrooms a tennis court, pool, etc listed with a range price for $1,798,000-$1,730,000. The average listing price was $1,114,843.
Three homes went into escrow last week in North Tustin. The lowest list price was $699K for a home that needed a lot of work on the corner of Hewes and Seventeenth. Street noise was an issue here and the home needed a complete remodel. My guess it went into escrow for considerably less then the list price.
Lastly 3 homes closed escrow last week. Ranging in price from $899K for a 5 bedroom 4 bath home off Yorba st to a 3800 square foot 4 bedroom 4 bath home for $1,425,000 on 1/2 acre in the Red Hill area of North Tustin. The average percent of list priced received for homes that sold last week was 96%. Meaning homes that are priced well sell. Homes that are priced wrong sit and end up selling for less.
David is a great realtor. He helped us buy our first home. It was a short sale and was quite a process but David kept in regular touch with the banks and seller's agent and helped us complete the process. Very happy in our house. David is also very patient which is a great trait considering my wife and I ran him ragged on many of days looking at numerous properties, sometimes multiple times.
