Huntington Beach Weekly Housing Update

This update is for the Huntington Beach real estate market for the week of 12/30/15-1/5/16.
 
Well things are definitely starting to pick up since the holidays.  Last week 17 new listings came on the market while and additional 15 came back on the market.  The lowest price condo that came on the market was 16403 Calle Castor Cr #78 and was listed for $385,700.  This 2 bedroom 1 bath condo is 837 sqft and is located near Huntington Harbor.  The highest priced listing that came on the market is a single family home near downtown.  Located at 209 17th st this 3 bedroom 3 bath 2773 sqft home was listed at $1,398,000 and is advertised to have ocean views, despite being one block away. Things will start to move a faster and faster as we get near spring but with that last week 15 homes are now only accepting back up offers and two more changed to a "pending sale" status.  The highest priced home that is taking back up offers now is 3441 Venture and is located on Trinidad Island in Huntington Harbor.  This non waterfront home still has a boat dock and was listed at $1,539,000.  The lowest priced condo that is only accepting back up offers is a 1 bedroom 1 bath condo in seabridge.  It was listed for almost 3 months at $327,000 probably because it was only one bedroom.  
 
And finally we come to the closed sales for last week.  Last week in Huntington Beach 29 homes closed escrow.  With condos ranging in price from $275,000-$790,000 and single family homes ranging from $580,000-2,000,000 these homes mostly went at a discount.  Of the 29 homes that closed 23 did at least one price reduction before selling.  What this tells you is homes are selling but only when they are listing for realistic prices.  Sellers who want to test the market to see what they can get often shoot themselves in the foot and end up taking less then the would of if they had just priced their home correct in the beginning.
