Looking at the data from April of 2013-April of 2014 the first item of note is in Newport Beach, Huntington Beach and Costa Mesa the number of new listings is much greater then 12 months ago. On top of that the number of homes for sale (supply) has increased in most of these cities as well. Also of note the average price of homes has increased very nicely in all cities. Overall the market looks much more healthy then it did at this time last year. We are noticing some sellers pricing their homes a little high in some areas. Make sure check out the comparables homes priort to making any offer. Too much supply and there is less appreciation while too many buyers makes the prices rise too fast.
