Broadcom Irvine Rendering

It was a year of big moves in the local real estate industry. Over the past 12 months, FivePoint Communities and its main backer, Lennar Homes, announced they’re moving next year from offices in Aliso Viejo to the new Broadcom campus in Irvine.

Broadcom, which sold the campus to FivePoint and signed a 20-year lease agreement, started moving there in November.

Orange-based American Advisors Group, the nation’s leading reverse mortgage lender, decided to move a portion of its operations to a bigger space in the Irvine Towers, having outgrown offices near The Outlets at Orange mall.

And the Orange County Register moved from its longtime corporate headquarters in Santa Ana to a rented office building near Angels Stadium in Anaheim’s Platinum Triangle.

Eight Orange County ZIP codes are among the Top 100 most expensive in the nation based on 2017 home sales, says real estate website Property Shark.

The priciest local ZIP is Newport Coast’s 92657, at No. 12, with a median sale price of $2.95 million.

That ZIP saw the highest single home sale on the Multiple Listing Service in O.C. this year, when an estate located on nearly 12.5 acres with an asking price of $55 million sold for $39,999,999.

The top three spots in the U.S. are ZIP codes in California, New York, and Florida.

Atherton’s 94027 is in the Silicon Valley, Manhattan’s 10013 is lined with TriBeCa’s luxe condos, and 33109 in Miami Beach’s Fisher Island is an exclusive island community.

California captured the highest number of ZIPs in the ranking –

Economists Expect Strong Year for Orange County
Local economists have stated that job growth in the construction industry in Orange county is fueled by an increase in residential and multifamily permits. Last week, Chapman University released its annual Orange County Economic Forecast and the outlook is very strong for the county and the commercial real estate industry in the coming year.

Construction job growth increased 5.7% in 2016 before falling to 4.8% in 2017. The Chapman economists said the decline in construction job growth last year was due to a drop in the number of residential permits.

Economists expect job growth in the coming year in the construction industry to bounce back to 5.3% as residential and multifamily permit activity increases almost 11% to nearly 12,000 units in the

Job Growth
Local shopping centers are busy. Freeway traffic is heavy. Homes sell briskly despite high prices. And landlords continue to raise rents.

So how could Orange County job growth be so anemic, according to employment statistics released monthly by the state?

The answer might just be here: Job growth looks to be more than double what we think it is.

When we read an article on the Orange County Register, written by Jonathan Lansner, we saw that he had federal employment statistics, that were released Tuesday, Dec. 5, into his trusty spreadsheet, finding that Orange County employment is rising at a 2.2 percent annual rate in 2017’s first six months. It’s a sharp contrast to the state’s comparable monthly data that show job growth averaging a post-recession low of a…
